Average home cost €480,000 in Netherlands last year; Blaricum now most expensive

The average home in the Netherlands cost €480,000 last year, almost €29,000 more than in 2024, Statistics Netherlands (CBS) reported. Home prices rose in almost all municipalities, with prices only dropping in 19 of the 342 municipalities. Blaricum has dethroned Laren as the most expensive municipality to buy a home in.

In Blaricum (Noord-Holland), an average home cost €1.1 million last year, while neighboring Laren dropped to third place with an average of almost €978,000. Bloemendaal is in second place with an average home price of €1 million. The average home price in Bloemendaal has been above €1 million for five years.

The cheapest homes are located in Kerkrade, with an average sale price of over €270,000. In five municipalities, people could still buy an average home for less than €300,000 - Kerkrade, Heerlen (€284,000), Pekela (€288,000), Brunssum (€291,000), and Terneuzen (€298,000). In 2024, this was still possible in 11 municipalities.

The difference between the most expensive and cheapest average home prices increased in 2025. Last year, this difference was €835,000. In 2024, it was €797,000.
