Average property values rise 5 percent to €398,000 in Netherlands

The average WOZ value of a Dutch home is 398,000 euros this year. That is 5 percent higher than a year earlier, reported Statistics Netherlands (CBS). The increase is greater than in 2024, but considerably smaller than in previous years. According to the statistics agency, the WOZ value increased the most in the Zuid-Holland municipality of Leischendam-Voorburg.

This is the tenth consecutive year that WOZ values, with which municipalities determine the amount of certain taxes and levies, have increased on average. The strongest recent increase was in 2023, when the average WOZ value was over 16 percent higher than a year earlier.

The development of WOZ value follows the price development of existing owner-occupied homes, but with a one-year delay. This means homes were appraised for their WOZ in 2025 based on their value on 1 January 2024. Municipalities look at the prices at which homes have been sold, among other things. Demolition and new construction can also affect the development of the WOZ.

The average WOZ value in Leidschendam-Voorburg rose by over 14 percent to 444,000 euros in 2025. This is the strongest increase in the whole of the Nehterlands. Limburg is in the lead at the provincial level, where the average WOZ value rose by 7.6 percent to 312,000 euros. CBS also reported that Bloemendaal was once again the municipality with the highest property values at 923,000 euros on average. In Kerkrade, the WOZ was the lowest at 214,000 euros.

Despite the increase at the national level, there are also a few municipalities where the WOZ value fell. These are Eersel, Wierden, Zaanstad, and Hellendoorn.
