Average Dutch home values up 3% to €379,000; Biggest decrease in Amsterdam

On 1 January 2024, the average market (WOZ) value of homes in the Netherlands was 379,000 euros, 3 percent higher than a year earlier. The WOZ value increased most in the municipality of Midden-Groningen and decreased the most in Amsterdam, Statistics Netherlands (CBS) reported.

The 2024 WOZ value is the market value of all homes determined by the municipalities as of 1 January 2023. The government uses the WOZ value to determine several taxes and levies, including property tax and water board tax. The WOZ value follows the price development of existing owner-occupied homes with a one-year delay. That is why the WOZ value decreased in many places in the past year, even though home prices have been rising again.

The average WOZ value of homes rose the most in the municipality of Midden-Groningen, with an increase of 15.5 percent. The average WOZ value there was 276,000 euros per home on 1 January 2024. Zeeland saw the highest increase of all the provinces, with +7.8 percent to 304,000 euros.

Amsterdam saw the biggest decrease in WOZ value, at -3.5 percent to 499,000 euros. As a result, Noord-Holland had the lowest WOZ value increase, at +0.2 percent. Despite this, Noord-Holland still has the highest average WOZ value at 462,000 euros, followed by the province of Utrecht with 450,000 euros.

Bloemendaal still tops the list for the highest average WOZ value despite a decrease of 2.7 percent. In Bloemendaal, the average home’s market value was 905,000 euros at the start of this year. Laren is still in second place with 888,000 euros, also slightly lower than last year.

Kerkrade is at the bottom of the list this year with an average WOZ value of 200,000 euros. Last year, Pekela had the lowest average WOZ value.
