Dutch home prices increased 4 percent year-on-year in June

The prices of existing owner-occupied homes were on average 4 percent higher in June than in the same month a year earlier, Statistics Netherlands (CBS) and the Land Registry reported. Prices also rose by 4 percent in the second quarter, compared to a year earlier. Although homes are still becoming more expensive, price increases continue to gradually decline.

Home prices peaked in July 2022, followed by a period of decline. However, the trend has been upward again since June 2023. In June 2026, home prices were on average 17.3 percent higher than the previous peak. The average selling price of an existing owner-occupied home came in at €496,235.

The Land Registry recovered over 20,000 home sales in June, nearly 8 percent more than a year earlier. In the first half of 2026, nearly 115,000 existing owner-occupied homes changed hands, an increase of about 6 percent compared to the same period last year.

Price increases slowed in recent months due to investors selling off their rental properties. The sell-off was prompted by stricter regulations in the rental market, among other things. This increased the supply of homes.

Earlier this month, the Dutch Association of Real Estate Agents (NVM) reported that home prices would rise more sharply when this wave of sales subsides.
