Dutch property values climb to €3,320 per m2; Biggest increases outside Randstad
Last year, the median property value (WOZ) of homes in the Netherlands was almost €3,320 per square meter of living space, 41 percent higher than in 2021, Statistics Netherlands (CBS) reported on Friday. “The WOZ value per square meter is highest in the Randstad, but the increase has been strongest outside it over the past four years,” CBS said.
The WOZ value is the market value of a rental or owner-occupied home determined by the municipality. A median WOZ value of €3,320 per square meter means that half of Dutch homes’ WOZ values were below this amount and half above it.
The median WOZ value per square meter was the highest in the Randstad, with Amsterdam topping the list. In the Dutch capital, the median WOZ value per square meter was over €7,100 last year. The municipalities of Laren (Noord-Holland) and Bloemendaal follow at €5,700 and €5,340 per square meter, respectively.
Homes with the lowest median WOZ value per square meter were located in Pekela and Kerkrade at €1,600 and €1,750, respectively.
Throughout the Netherlands, WOZ values rose by 41 percent between 2021 and 2025. The increase was relatively the strongest in Flevoland and the north of the country, so outside the Randstad. In Lelystad, WOZ values increased by 65 percent to a median of €2,773 per square meter. Den Helder saw a 62 percent increase to €2,464.
In the Randstad, WOZ values increased less rapidly. In Amsterdam, the median WOZ value per square meter was only 24.8 percent higher than in 2021. Only Laren in Noord-Holland (24.5%), Ouder-Amstel (23.8%), Zandvoort (23.5%), Bloemendaal (21.5%), and Heemstede (20.5%) had lower increases.
