Dutch student rooms not getting cheaper like in rest of Europe

At the end of 2025, the rent for student rooms fell in most European countries, but not in the Netherlands. Here, student room rents increased. Amsterdam and Rotterdam now top the list for most expensive student rooms in the European Union, NU.nl reported based on figures from HousingAnywhere, the rental platform that covers Kamernet in the Netherlands.

HousingAnywhere analyzed the rents for student rooms, studios, and apartments in 25 cities across 11 European countries. The research focused on HousingAnywhere’s own listings, which exclude rooms owned by housing corporations. According to the newspaper, it is important to note that the expensive cities of London and Geneva were not included in the study.

Of all European cities, Rotterdam saw the sharpest rent increase in December 2025. The average room rented for €850, a 6 percent increase compared to a year earlier. In Amsterdam, rents remained unchanged. But the capital remains the most expensive city to rent in, with an average student room going for €990.

Paris is the third most expensive city for students to rent a room in, with an average rent of €800 per month. The least expensive cities are Budapest at €370 and Athens at €400.

HousingAnywhere did not look into the reason for the differences between the Netherlands and the rest of Europe. An important development here is the introduction of rent regulation for mid-market rentals in 2024, prompting many landlords to sell their rental properties into the owner-occupied market. Many student rooms disappeared as a result.
