Sales of newly-built homes skyrocket; 40% more sold in Q4

The number of newly built homes sold increased by 38 percent to 8,500 in the fourth quarter of last year, compared to the same period a year earlier. The price for new owner-occupied homes rose by 4.8 percent, Statistics Netherlands (CBS) and the Land Registry reported.

The prices of existing owner-occupied homes rose more sharply in the last three months of 2024, by 11.5 percent. This continues the upward trend, the statistics agency noted.

On average, newly-built homes were more expensive than existing owner-occupied homes in the last quarter of last year. For an average new construction home, a buyer paid almost 500,000 euros. For existing owner-occupied homes, the average transaction price was 462,000 euros.

This is the fifth quarter in a row that there has been an annual increase in the number of newly-built owner-occupied homes sold. In October, November, and December last year, more existing homes were also sold, but at almost 19 percent, the increase was much lower than that for new construction.
