Home prices rise 4.3% in April; Increases slowing down
Existing owner-occupied homes were, on average, 4.3 percent more expensive in April than a year earlier, Statistics Netherlands reported based on figures from the Land Registry. The rise in home prices has leveled off further. In March, they still increased by 5 percent compared to the same month last year.
The average price of an existing owner-occupied home was €486,101 in April. Prices were, on average, 15.8 percent higher than the previous peak in July 2022. A period of declines followed that peak, but the trend has been upward again since June 2023.
Compared to March 2026, home prices remained unchanged in April. The slowing price hikes are linked to landlords selling off rental homes due to stricter regulations in the rental market. This sell-off increased the supply of owner-occupied homes, mainly with smaller, cheaper apartments.
The Land Registry recorded over 19,000 housing transactions in April, nearly 3 percent more than in the same month a year earlier. In the first quarter of 2026, a total of approximately 75,000 homes changed hands, a 7 percent increase year-on-year.
