Student room rent hikes levelling off; Increased only 1.6% in Q4

Student room rents barely increased in the last quarter of 2025, and in Amsterdam and Haarlem, they remained unchanged, Kamernet reported. According to the rental platform, rents are approaching a ceiling.

Kamernet based its data on rooms and apartments in 18 student cities, which were offered for rent through the site. In the last three months of last year, 5,090 living spaces were listed on the platform for an average rent of €691 per month.

At the end of 2024, there were 5,267 student housing units available, averaging €680. This means that prices increased by 1.6 percent year-on-year.

According to Kamernet, the fact that rents in Amsterdam and Haarlem remained stable “may indicate a levelling off of previous price increases and offers a cautious perspective on stabilization.”

Amsterdam is still the most expensive student city. An average room in the capital costs €950 per month. Utrecht follows with €800. In Rotterdam, The Hague, and Haarlem, student rooms cost an average of around €750 per month. The cheapest rooms are in Enschede (€395) and Ede (€445).

In Leeuwarden, rents rose by 19.1 percent to €500, the largest increase in the country. In Leiden, the increase was 17 percent, and in Maastricht, students paid 14.1 percent more for a room than a year earlier. In Zwolle, rents rose by 13.5 percent, and in Groningen by 13.3 percent.
