National mortgage guarantee rises to €435,000 in 2024

The National Mortgage Guarantee (NHG) limit will be 435,000 euros next year, an increase of 30,000 euros from the current limit of 405,000 euros. This increase aims to enable more people to finance a home with this safety net against financial problems, forced sales, or residual debts, NHG announced on Wednesday.

The primary purpose of the NHG is to reduce the risks associated with buying a house. The NHG ensures that homebuyers can benefit from lower interest rates and provides a safety net in case housing prices decline. This guarantees that they will not be left with a residual debt. The NHG also offers a safety net for homeowners facing financial difficulties or forced sales.

In 2024, just as in 2023, consumers will pay 0.6 percent of the mortgage amount to utilize the scheme. The NHG with energy-saving facilities limit will be 461,100 euros next year.

More than 40 percent of all purchased homes in the Netherlands are financed with an NHG mortgage. Starters in particular use it according to data from the organization.

“It is important that NHG remains accessible to its target group so that people can finance a home with the protection of NHG. That is why we are happy that the NHG limit will increase in 2024,” said Carla Muters, chairman of the NHG Executive Board.
