Rent for student rooms up 5.6 percent to average €705 per month
The rents for student rooms in the Netherlands continue to increase. In the last quarter of 2024, room prices rose an average of 5.6 percent to 705 euros per month. Rents increased most in the student cities of Leiden, Tilburg, and Nijmegen, but Amsterdam is still the most expensive, according to room rental platform Kamernet.
Kamernet analyzed the price development of 14,200 rooms and apartments in 19 student cities offered on the platform. The supply of student rooms declined by 1 percent compared to a year ago, but availability is a big problem, Kamernet CEO Djordy Seelman said. “New regulations are discouraging property owners from renting out their properties, ultimately impacting tenants by reducing the availability of affordable housing. We need more housing as well as policies encouraging landlords to keep their properties on the market.”
Amsterdam is still the most expensive city in the Netherlands for students to rent a room at an average price of 974 euros per month. That is a tiny decrease of -0.1 percent compared to a year earlier. Utrecht is in second place with an average rent of 835 euros (+9.2 percent), followed by Haarlem (€818, +4.1%), Rotterdam (€748, +2.2%), and The Hauge (€734, +3.7%).
Room rents increased the most in Leiden, jumping 17.3 percent to 610 euros. Tilburg followed with an increase of 16.9 percent to 621 euros. In Nijmegen, room rents rose 15.2 percent to 615 euros.
Some student cities saw their room rents decrease in the last quarter compared to a year earlier. Ede saw the sharpest drop at -3.5 percent to 443 euros. Rents also decreased in Wageningen (-1.6 percent) and Leeuwarden (-1.1 percent) and remained virtually stable in Amsterdam (-0.1 percent) and Breda (-0.3 percent)
Kamernet also analyzed the rent development of apartments in eight student cities. “Fewer cities were analyzed due to the lower number of apartments listed compared to rooms,” the platform said. It noted a 13.8 percent decrease in apartment supply on the platform.
Apartment rents rose by 4.9 percent on average. Rents increased the most in Amsterdam (+11.6% to €2,206), The Hague (+11.4% to €1,507), and Rotterdam (+10.3% to €1,638). They decreased in Eindhoven (-15.9% to €1,279), Groningen (-9.9% to €1,119), and Utrecht (-6.9% to €1,354).
