Mortgage interest rates at lowest point in two years; First-time buyers benefiting
Mortgage interest rates have been in a downward trend for several months. The interest rate for a fixed period of 10 years with the National Mortgage Guarantee is now 3.78 percent - the lowest it has been in two years, De Hypotheker reported.
First-time buyers, in particular, are benefiting from the lower 10-year interest rate. Due to a lack of equity, first-time buyers need all available borrowing capacity and, therefore, opt for these types of short interest periods, the mortgage advisor said.
Interest rates in the Netherlands were super low for years until 2022. Then Russia invaded Ukraine, sparking the energy crisis and resulting high inflation. The European Central Bank (ECB) hiked interest rates in an effort to control inflation, and as a result, mortgage interest rates quadrupled from 1.11 percent early in 2022 to 4.27 percent a year later.
But since the end of 2023, there has been speculation about interest rate cuts on the capital markets, and the mortgage rate now seems to be responding with a downward trend.
There is a lot of competition in the Dutch mortgage markets, but that has not yet resulted in even lower rates, RTL Nieuws reports after speaking to various mortgage brokers. They attribute this to the snall profits currently being realized on a regular mortgage.
“Due to pressure on margins, lenders do not want to implement major reductions,” a spokesperson for De Hypotheker told the broadcaster. “On the other hand, they do not want to price themselves out of the market, which is why lenders keep a close eye on each other.”
