Ten years after the outbreak of the credit crisis, the average selling prices of existing owner-occupied homes in the Netherlands are back on the level of 2008. Though the recovery can mainly be seen in the Randstad area. Prices in the big cities are now far above the 2008 level. But in many places outside the Randstad, house prices are still lower than before the crisis, Statistics Netherlands reported on Wednesday.

The prices of existing homes in the Netherlands increased by 8.8 percent in the second quarter compared to a year earlier, reaching a record high. The number of home sales decreased almost everywhere in the country, Statistics Netherlands and the Land Registry reported on Friday.

A third of the homes sold in the Netherlands in the second quarter of 2018 were sold above the asking price - the first time ever that overbidding happened so often in the country, according to the Dutch association of realtors NVM. In early 2014 only 5 percent of homes were sold at above asking price, RTL Nieuws reports.

ABN Amro expects that home prices in the Netherlands will increase by an average of 8.5 percent this year and 7 percent next year, instead of the bank's previous predictions of 8 and 5 percent respectively. According to the bank, interest rates will remain low for the time being, resulting in housing prices increasing faster than previously expected, ANP reports.

A group of six young Amsterdam residents moved into a part of a monumental building on Jan Luijkenstraat on Sunday afternoon. The squatters believe that the owner of the building wants to open a hotel there, and they "don't want that to happen", their spokesperson said to AT5.

House prices in the Netherlands reached record high in May, rising above the peak in August 2008 to the highest level ever, according to figures Statistics Netherlands and the Land Registry released on Thursday.

Last month the average price to buy a house in the Netherlands was 283,945 euros, 9 percent higher than a year earlier. This only includes existing owner-occupied homes, new construction is not included in these figures. In April house prices were also almost 9 percent higher than they were in April 2017.

Housing prices in the Netherlands were 8.8 percent higher in January than in the same month last year, the highest increase in 16 years, Statistics Netherlands and the Land Registry reported on Wednesday. 

The prices of existing homes in the country have been increasing steadily since June 2013. Housing prices are now at about the same level as in January 2008. 

Compared to the housing market peak in June 2008, the current housing prices are still 2 percent lower. Compared to the low point on the market in June 2013, the current prices are around 25 percent higher.

Housing prices in the Netherlands will increase even more this year than they did in 2017, according to Rabobank. Economists at the bank expects housing prices to increase by 8 percent on average in 2018, compared to 7.6 percent last year. Next year housing prices will increase by around 7 percent, NU.nl reports.

The average wealth of Dutch households increased by almost 10 percent in 2016, Statistics Netherlands reported on Wednesday based on new figures. This is mainly due to increasing house prices. Dutch without their own home did not see a wealth increase in that year, according to the stats office.

Nearly three in five households owned their home in 2016. An owned home formed the largest part of household's assets at 57 percent, followed by savings. Mortgage was also the largest debt item of Dutch households that year, making up 86 percent of the average household's debt.

Housing prices in the Netherlands were on average 9.7 percent higher in the third quarter than a year ago, realtors association NVM announced. "The housing market is overheated in many places, especially in the cities", NVM chairman Ger Jaarsma said to broadcaster NOS.

The risk of a bubble forming in the Dutch housing market is increasing, though it is currently limited to popular markets like Amsterdam and Utrecht, Rabobank said in a quarterly report. Driven by renewed confidence in the economy and low interest rates, home buyers are increasingly buying above the asking price in the expectation that house prices will continue to rise for a long time, according to the bank, RTL Nieuws reports.

In the past quarter the number of homes sold in the Netherlands decreased for the first time in nearly three years, according to realtors association NVM. The association attributes the decrease to a shortage in available homes on the market. There were 97 thousand existing homes for sale throughout the Netherlands last quarter - the lowest number since 2004, NOS reports. 

In April, May and June 56,900 homes were sold in the Netherlands, a decrease of 0.8 percent compared to the same quarter last year.

Housing prices in the Netherlands continue to rise. In March housing prices were 7.3 percent higher than in the same month in 2016 - the biggest price increase in 15 years, according to figures released by Statistics Netherlands and the Land Registry on Friday. 

The current price level is still 8.6 percent below the housing prices peak of 2008, but 16.4 percent above the low point in 2013. The average house price is currently at the same level as in April 2006.

In the first quarter of 2016, existing home prices in Amsterdam rose above pre-crisis levels. A home in Amsterdam currently costs an average of 337 thousand euros, more than 100 thousand euros higher than the national average and 2 percent higher than in 2008, according to Statistics Netherlands and the Land Registry.

Prices of homes in the capital, Amsterdam, have risen by 18 percent in the past two years. Amsterdam is also the only one of large cities in the Netherlands to be above pre-crisis level in the number of homes sold - in the first three quarters of this year 18 percent more houses were sold than in the same period in 2017

The average price of existing homes has increased by 3.5 percent nationwide in the third quarter of this year when compared to the figures of the same period 2014. Amsterdam had the largest increase of 10 percent.

The prices of existing private homes sold in the Netherlands were 2.1 percent higher in January 2015 than in the same month last year, Statistics Netherlands (CBS) reported Friday. The average price of existing homes in January 2015 was about as high as in mid-2003.

Rental homes have never been more expensive in Amsterdam, according to online housing market Pararius. Prices have gone up with 5.6 percent in the second quarter of this year compared to last year, the NOS reports.
